Tykes Cottage is a modern stone built end of terrace 2 bedroom cottage. Whilst confident that any visitor to Tykes Cottage will not be disappointed, our aim in drafting this statement is to assist prospective guests to determine if the accommodation is suitable for their needs.

Upon confirmation of booking, arrangements will be made to provide you with a key to the property in advance of your stay, thereby allowing you greater flexibility in planning your travel arrangements.
A bus service does operate within the Ryedale area but is somewhat infrequent. Services pick up and set down in the Market Square approximately 350yrds. from Bondgate Mews. The route from the cottage to the Market Square is level and the footpaths are well defined. Links by train are via Malton (with links to York) or Thirsk, on the main ‘East Coast Line’. Both are approximately 14 miles from Helmsley. Taxi’s are available but we would advise that they be pre booked at busy times.
ARRIVAL & CAR PARKING
Tykes Cottage can be found at the top right hand side of Bondgate Mews. A private car park is available for residents of Bondgate Mews and a dedicated car parking space is clearly marked for use of residents of Tykes Cottage. The car park is located between No’s. 4&5 Bondgate Mews, approximately 25yards from the cottage. Visitors may also make use of the Bondgate Mews visiting parking area opposite at the rear of Carlton Lodge Hotel.
The surfaces are level and of tarmac construction. A slightly ramped paved footpath leads from the parking area to the front door of Tykes Cottage. The path is 36” (91cm) wide and is approx 15yrds (14mtrs) long. Guests are requested to arrive after 2pm but with prior notice, earlier arrival may be possible.
The front entrance on Bondgate Mews is approximately 18” (45cms) above the road surface. It is served by the above described footpath. The door is 32½”(83cms) wide, opens inwards with hinges to the left. The keyhole and lever handle is 37” (94cms) high on the right hand side. There is a threshold of approx ¾” (2cms) when entering.
Inside a small hallway 58” (147cms) x 33½(85cms) provides direct access to the 1st floor stairs by way of 13 steps with 9” (23cms) tread and 7” (18cms) rise and a width of 31” (79cms). At step 11 the staircase turns right onto the first floor landing.
A banister is fixed to the left hand wall (as you assend) at a height of 34” (86cms).
To the right of the entrance door is the door giving access to the downstairs living area. The door is 33” (84cms) wide hinged to the right hand side and opens inwards. The downstairs area is open plan and covered by solid wood flooring.
LOUNGE / KITCHEN / DINING AREA
The downstairs living area is open plan with an ‘American style’ kitchen area and solid wood flooring. Heating is by way of overnight electric storage heaters and a modern built in wall mounted electric feature fire.
The door leading from the entrance hallway is 33” (84cms) wide as described above. The door opens to 90 degrees. To the side of the door is the electricity fuse box positioned 6’ (183cms) from the floor.
Two sofa’s are provided (non feather) together with a nest of tables. Lighting is by way of a standard & table lamp as well as the main ceiling light fitting. Furniture is moveable, free space in the lounge area is at least 24” (60cms) in any direction. A remote controlled teletext TV, DVD, freeview box and stereo CD/radio are all provided. Decoration is to a high standard in neutral tones.
The kitchen is open plan with work surfaces to three sides. Worktop height is 36” (91cms). The built in electric oven has a drop down door set into the base units with the electric hob set into the work surface above. The stainless steel sink and drainer are set into the base units at work surface height. A dishwasher and fridge with 3* freezer compartment are also fitted. The highest shelf in the fridge is 18½” (47cms). Three wall cupboards are positioned to one side of the kitchen 16” (40cms) above the work surface and base units provide ample storage space. An extensive variety of cooking utensils are provided. Four bar stools are available to sit up to the breakfast bar surface, and a folding table [39” (1mtr) diameter] with 4 folding dining chairs is available in the under stairs storage area. Lighting is by way of 3 directional spot lights fitted to the ceiling in the centre of the kitchen area.
The rear door is 32½” (83cms) wide with a 3” (7cm) threshold before an 8” (20cms) step drops down to access the rear garden area. The keyhole and handle are 38” (96cms) high, The door is inwards opening with hinges to the left hand side. It opens to 90 degrees.
To the side of the kitchen area, an arched recess gives access to the under stairs storage cupboard and downstairs toilet.
GROUNDFLOOR TOILET / STORAGE
Storage cupboard door is 27” (69cms) wide x 66” (168cms) high. Outwards opening and hinged to the right hand side.
Toilet door is 33” (84cms) wide, outwards opening with hinges to the left hand side. The floor area is 58” (147cms) x 33½” (85cms) and is covered with ceramic floor tiles. The toilet comprises a low flush cistern with a toilet seat height of 16½” (42cms) and a hand basin, 31” (79cms) from the floor. The room is well illuminated and tastefully decorated.
GROUNDS / GARDEN
The garden to the front is well maintained with an area planted out with low growing fragrant evergreen shrubs and plants together with a gravelled seating area and bench. A gated gravelled area to the side of the property provides external access to the rear garden which is again gravelled with planted borders. A raised deck area is accessed by a step 12” (30cms) high decreasing to 6” (15cms) at its lowest point. The private lane to the rear of the property is accessed through the twin farm style gates.
The integral outbuilding is accessed by a timber door 33” (84cms) with a 3” (7cm) threshold. It accommodates the washer/drier and garden furniture.
The bathroom door is 26” (65cms) wide, hinged on the left and opens back 90 degrees. The lock is fitted with a release mechanism allowing the door to be opened from the outside if needed. The light pull cord is positioned to the left of the door and is 55” (140cms) from the floor. The floor is tiled and the room is decorated in neutral tones with a white suite. The wash basin is supported by a pedestal and is 31½” (80cms) high. The bath height is 21” (53cms) and the toilet seat height is 16½” (42cms). An electric shower with flexible shower hose is fitted above the bath with shower curtain. The shower pull cord is again located to the left of the door and is 67” (170cms) from the ground.
Overlooking the front of the property, the door is 28” (70cms) wide, hinged to the right from the outside and opens back 90degrees to the wall. The double bed 54” (137cms) wide and the top of the mattress is 22” (55cms) from the floor. Non feather duvet and pillows are provided.
A 14” (35cms) TV is wall mounted in the corner of the room at a height of 65” (165cms). The largest transfer space to the right of the bed is 51” (130cms). Free space clear of doors & furniture is 51” (130cms) x 74” (190cms).
The casement window measures 45” x 45” ( 115 x 115cms) and opens as required. The room is heated by way of electric overnight storage heating. For convenience 2 x bedside tables with lamps (one with clock/radio/alarm), a dressing table with stool and wardrobe with full length mirror is provided.
The room is decorated in subtle tones with co-ordinated bedding and pile carpet.
Overlooking the rear garden, the door is 28” (70cms) wide, hinged to the right and opens back 90 degrees to the wall. The room sleeps 2 being equipped with adult size bunks. The first bunk is 19½” (50cms) and the top bunk is 68½” (147cms) from the floor. Each bunk has a mattress 8” (20cms) deep.
Each bunk is served by a folding wall mounted shelf with reading lamp. 1st shelf is 14½” (37cms) and the 2nd 49” (124cms) from the ground.
The room is furnished with a wardrobe and full length mirror and drawer unit. It is decorated in Neutral tones with co-ordinated bedding and pile carpet. The casement window opens as required and available free space in the room is approx 49” x 61” (125 x 155cms).
There is no separate laundry but there is a domestic sized front loading washer dryer in the adjoining outbuilding. A retractable line is also available in the rear garden. In addition, a steam iron and ironing board are available in the kitchen and under stairs storage areas.

OUT DOOR FACILITIES
An Italian style concrete BBQ is available for use by guests in the rear garden together with picnic table and a deck area. A ground anchor is available to secure bicycles in the gravelled gated area 38” (98cms) wide to the side of the property.
Tykes Cottage is a totally non smoking establishment. Mains supply smoke/fire detectors are located in the ground floor hallway and on the first floor landing.
An A4 information folder is available to guests together with a small selection of books, games, CD’s and DVD’s.
A complimentary beverage tray is provided upon arrival.
